Serving as a bridge to connect neighborhood pockets throughout Tampa, Gasworx is bringing a 50-acre commercial, residential, entertainment, and community destination to life in Ybor City.
Well underway through its initial phases, the mixed-use district will connect Tampa’s urban core to one of the city’s most unique, historically significant, and vibrant neighborhoods, Ybor City.
I got to join The Archer Group and Kettler for a Sunday morning stroll through the site’s activity and get a first-hand view of the progress. Here’s what’s going down.
Designed to Connect
The comprehensive, multiphase development creates an extension of Ybor’s existing energy and rhythm.
Phase One introduces office space, retail, residential units, and a structured parking garage, carefully curated to complement and extend the flow of the surrounding historic neighborhoods. The scale is ambitious, but the approach is incredibly thoughtful with layered uses, walkability, and a mix of public and private spaces that fosters social interaction.
Phase two of the development took flight in 2025 and includes the renovation of a warehouse into the development’s centerpiece public market concept (Think Reading Terminal Market of Philadelphia) that will fuel business growth and provide shopping opportunities for the growing community. Another exciting part of the development is the addition of a streetcar stop, extending use of Tampa’s streetcar system.
A Nod to Ybor’s History, Built for the Future
So what makes Ybor so historically significant? Ybor City is one of only four historic districts in Tampa. Preserving its architectural and cultural legacy is essential. Established in 1885, Ybor became a cultural and economic epicenter shaped by immigrants from Cuba, Spain, Italy, and beyond, fueling what would become Tampa’s renowned cigar industry.
But its legacy extends far beyond cigars. Ybor was a place where immigrant and minority communities built their own institutions, businesses, and social clubs—creating opportunity, identity, and influence. Its streets reflect not just architectural history, but the resilience and ambition of the people who shaped it.
With a clear vision to reestablish Ybor City as one of America’s great urban destinations, Gasworx is designed to reconnect Ybor’s rich, historic foundation with its evolving present—while thoughtfully positioning it for the future growth of the Tampa Bay region.
Each building within the development carries a name rooted in the city’s historic legacy, reinforcing a deliberate connection between past and progress. Simply put, the ambitious redevelopment doesn’t erase history, It’s growth designed to honor it.
More Than Mixed-Use
Perhaps the most compelling feature of the development isn’t vertical, it’s open green space.
A one-acre city park, shared between the City of Tampa and the development team, will serve as a public gathering space at the heart of the neighborhood. It’s a physical reminder that this project isn’t just about density. It’s about community.
Gasworx represents what happens when long-term vision, historical respect, and strategic execution align. Nearly ten years in the making, it stands as one of Tampa’s most ambitious urban redevelopment efforts, and it’s only just beginning.
